Most firms in Guanacaste settle. We try cases.
Litigation is not a service we advertise and rarely perform. It is what this office does. We prepare a file as though it is going to a judge, because often it is, and that changes what the other side is willing to offer long before a hearing date arrives.
That matters most when the thing in dispute is land. A fence in the wrong place, a cadastral plan that does not match the registry, a contractor who took the money and left, a purchase that can never be registered. These are the cases we take, in Spanish and in English, for Costa Ricans and for foreign owners who did not grow up inside this system.
Traffic accident in Guanacaste
A collision near Filadelfia left a foreign resident facing a traffic case and liens on his vehicle. A careful review of the evidence decided it.
A lifetime on the same land
A Nicoya family farm, siblings against nephews, and a registered title that did not match forty years of possession.
40 years, not a single paper
A Guanacaste family had held the same land since the 1980s with no registered title. Possessory title finally put it in their name.
He paid $25,000 for land that could never be his
He paid USD 25,000 for a Guanacaste lot he could never register. How a cadastral overlap, a probate case and a breach-of-contract suit got the money back.
